Do I need SIRA approval for my private villa?

No. SIRA's Preventive Systems Manual covers banks, hotels, malls and multi-tenant buildings. A standalone villa sits outside that list, though your community bylaws and UAE privacy law still apply. For a villa inside a compound like Arabian Ranches or Dubai Hills, the developer may add its own NOC layer on top. We file both when relevant.

What does a full villa security stack cost in Dubai?

An eight-channel 4K villa CCTV install starts from AED 10,000 on a three-bedroom Emaar home. A four to six bedroom Palm Jumeirah or Emirates Hills stack with CCTV, Ajax alarm, two Aqara locks, intercom and gate automation lands between AED 40,000 and AED 85,000 depending on finish level and cable run lengths.

Is SIRA mandatory for compound villas or only commercial sites?

SIRA is mandatory for regulated premises, which means banks, hotels, malls and multi-tenant buildings. A compound villa in Arabian Ranches is not automatically regulated premises, but the developer's ECM usually requires a NOC before drilling the wall. We handle the Nakheel, Emaar or Dubai Hills paperwork at the same time we file Dubai Police off-plot approvals.

Can my camera legally point at my neighbour?

No. Filming a neighbour's window or sharing identifiable doorbell clips on WhatsApp is an offence under Federal Decree-Law 34 of 2021, with fines from AED 150,000 to AED 500,000. UAE PDPL reinforces the same rule for personal data. We angle lenses to your plot only and file Dubai Police off-plot permission for any shot that crosses the line.

Do I need Dubai Police approval for any camera?

Only for cameras that see past your boundary. A camera pointed at your own street, the neighbour's wall or the footpath needs Dubai Police off-plot permission, and we file that for you. Cameras inside your plot, covering your gate and garden, never need it. This matters on Palm Jumeirah frond plots where back gates face shared access lanes.

Does the smart system replace my Hassantuk fire alarm?

No, and it must not. Every Dubai villa has carried a mandatory Hassantuk fire alarm since 1 January 2024. Our smart security lives alongside it through clean zone signals, never over the top of it. Any smart lock we fit on a fire-escape door drops open the moment Hassantuk triggers, which is non-negotiable under the UAE Fire Code.

Are you SIRA-approved as a company?

Yes. Our engineers carry SIRA cadre cards, which is the installer licence, and we spec SIRA-listed products on every regulated site. Ask to see the card at the door on install day. For villa work the cadre card matters because it is also what lets us cleanly file Dubai Police off-plot paperwork when your camera angle needs it.

What does the Dubai Police SHS programme actually cover?

Dubai Police Smart Home Security runs on door sensors, motion sensors and a central hub, monitored around the clock by e&. Cameras are not in the kit. The enrolment costs AED 147 per month on a three-year plan, AED 311.85 per month on a one-year plan, or AED 3,261.30 as a one-off. We layer CCTV and smart locks around it.

Is cloud backup of CCTV legal for Dubai homes?

Yes for private villa footage, with caveats. The footage remains your data under UAE PDPL, and you are responsible for where it is stored. We use SIRA-listed NVRs with encrypted local storage plus an optional off-site backup in a UAE-resident data centre. Residents in Downtown and Business Bay usually prefer local-only to keep clips inside their own network.

Can you monitor the system while I travel abroad?

Yes. Your NVR, Ajax hub and Aqara locks stream to a single app on your phone, reachable from London, Geneva, Mumbai or anywhere else. Dubai Police SHS handles verified intrusion dispatch on its own e& link. You see a live alert, a still image and a short video clip, then you call the driver or the building concierge direct.

Which camera brands do you install on villas?

Hikvision ColorVu 3.0 and Dahua TiOC Pro 3.0 are our default villa picks, with the Hikvision DS-2CD2387G2H-LI turret reading plates at twenty-five metres in darkness. For Emirates Hills and Palm Jumeirah villas that want premium, we spec Axis P3267-LVE. The NVR is usually the Hikvision DS-7608NXI-K2 with two 8 TB Seagate SkyHawk AI drives for thirty-one-day retention.

Does your system work with Apple Home and HomeKey?

Yes. Locks, doorbells, sensors and cameras show up in Apple Home through Matter 1.4 and Thread 1.4, not behind another branded app. Aqara U200 and Yale Assure 2 Plus both support HomeKey, so you tap an iPhone or Apple Watch on the lock to open. Families on the Palm with all-Apple stacks use this every day.

Can I use Matter with an older Dubai villa install?

Often, yes. If your existing cameras are Hikvision or Dahua and your locks are Aqara, Yale or ULTRALOQ, a Matter 1.4 controller hub can bring them into Apple Home, Google Home or Alexa. We audit the existing kit, flag any device that cannot join Matter, and swap only what needs swapping, not the whole setup.

How does AcuSense stop false alerts from palm fronds?

AcuSense 3.0 runs on-camera AI that classifies humans and vehicles separately from animals, wind, rain and falling palm fronds. Your phone only pings on a real person or car crossing the line. On a Jumeirah Golf Estates villa we cut nightly false alerts from roughly forty down to two, which is the difference between useful alerts and an ignored inbox.

How do you manage maid, driver and cleaner access?

Every household member gets a per-role PIN on the smart lock. The cleaner gets a time-windowed code that only works between 7am and 2pm on Fridays, the gardener gets Tuesdays, the driver gets his own code, and the maid gets hers with auto-expiry linked to her labour card renewal date. The audit log records every door open.

Which smart lock handles Dubai summer heat best?

Yale Assure 2 Plus runs on AA lithium cells that outlast Aqara's internal Li-Ion in August heat on a west-facing Palm door. Aqara U200 and U300 still work well under shade or on a covered maid-room door, and both support Matter plus HomeKey. For UWB tap-to-open, ULTRALOQ Bolt Mission is the only shipping option in 2026.

Are your cameras rated for a Dubai summer roof?

Yes. Every outdoor camera we install is IP67 housing, IK10 vandal-rated, and certified to operate from minus 40 to plus 60 degrees Celsius. The cable is UV-stable Cat6a S/FTP with surge-protected PoE on every run. A west-facing Palm Jumeirah wall reads 55 degrees Celsius in August, so cheap consumer cameras tend to fail inside one summer.

Does the alarm talk to the cameras on the same app?

Yes. Ajax Hub 2 Plus, the MotionCam Outdoor with photo-on-demand, and the Hikvision or Dahua NVR all surface in one app view. A confirmed MotionCam photo arrives with the same alert that triggers a Dubai Police SHS dispatch. You see the person, confirm the entry, and the Police dispatch goes through on the same screen.

Can I view my cameras on an Aiphone or 2N intercom?

Yes. 2N Helios IP Verso at a premium gate and Aiphone GT at a compound tenant door both carry SIP-native video feeds we route alongside your CCTV. Visitors show up on the intercom panel in the kitchen and on your phone at the same time. Push the unlock on either and the gate or door opens.

Is the Aqara G410 doorbell worth it over a Ring?

For an Apple household, yes. The Aqara G410 is the only video doorbell shipping with real HomeKit Secure Video and Matter support. Faces and deliveries go into the Home app with proper on-device classification. Ring runs a cloud subscription and sits outside Apple Home, which is why Downtown apartment owners on iOS keep switching away from it.

How long does a full villa install take?

A retrofit on an occupied four-bedroom villa in Arabian Ranches usually runs five to seven working days. A new-build villa in Jumeirah Golf Estates, wired from first fix alongside the electrician, stretches over three to four weeks but the end cost per point drops. We survey first, price after, and hit the dates we print on the install plan.

Can I start with CCTV and add locks later?

Yes. A common first step is an eight-channel 4K CCTV install from AED 10,000, then an Aqara U200 or Yale Assure 2 Plus at the front door a month later, then Ajax alarm and ZKTeco staff access after that. Because the backbone is Matter and Thread, each layer joins the same app without re-wiring the first layer.

How often does the NVR hard drive need replacing in Dubai?

Plan on a drive swap every three to four years. The Seagate SkyHawk AI drives we spec are rated for 24/7 write loads, but Dubai ambient heat and enclosure ventilation still shorten the lifespan below the cooler-climate sticker figure. We run SMART diagnostics at every annual service and replace drives on yellow warnings, before footage is ever at risk.

Do compound bylaws on Palm Jumeirah block external cameras?

Not block, but regulate. Palm, Emirates Hills and Arabian Ranches ECMs all require a NOC before drilling external walls, and each has its own aesthetic rule on housings being discreet. We file the NOC with colour-matched housing drawings and a camera-cone plot. Approval usually lands inside ten working days for residents already on our installer register.

Does holiday-home letting need a specific smart lock brand?

Yes. DTCM will not issue a holiday-home permit without a SIRA-approved keyless lock, and non-compliance fines reach AED 200,000. OjiSmart Amber and EVO are the shortlist we install for Downtown and JBR apartment owners running short lets. A Yale Assure or Aqara U200 may still work, but only OjiSmart guarantees the DTCM paperwork passes first time.

Can you disable the concierge master code on my lock?

Yes. Apartment buildings in Downtown and Business Bay hand over master codes to concierge teams by default. On a SIRA-compliant lock like Aqara U200 or Yale Assure 2 Plus, the master is your administrator profile, and we hand you sole control at commissioning. The concierge can still be added as a limited time-windowed code if you actively want them to hold one.

What about Etisalat or du router swaps breaking the cameras?

Your PoE cameras do not depend on Wi-Fi, so Etisalat or du swapping your router leaves the feed untouched. The NVR talks to the cameras over Cat6a, not over Wi-Fi. Only the mobile app path to the NVR ever needs a light re-pair, and we walk you through it remotely in under five minutes when it happens.

Do you handle the compound NOC paperwork yourselves?

Yes. We file the NOC for Nakheel on Palm Jumeirah, Emaar on Arabian Ranches and Dubai Hills, Meraas on City Walk and JBR, and the individual community management teams at Jumeirah Golf Estates and Emirates Hills. Plot drawing, camera cone diagrams, housing colour sample and installer SIRA cadre. One submission, one approval, one install slot.

What happens if a camera or lock breaks after install?

Every install carries a two-year parts-and-labour warranty. Hikvision and Dahua cameras usually fail on the PSU rather than the sensor, so a swap is a fifteen-minute job. Aqara and Yale locks ship with a retained programming profile, so a replacement unit re-learns the same PINs automatically. We dispatch an engineer the same day for anything safety-related.

How do you keep the NVR running through a DEWA power cut?

Every install gets an online UPS sized for at least ninety minutes of runtime on the NVR, the router, the PoE switch and the Ajax hub. In a typical Dubai summer blip of two to ten minutes, you never notice. For Emirates Hills and Palm Jumeirah villas with frequent brownouts, we step up to a four-hour runtime unit.

Do I own the footage after the install is finished?

Yes, completely. The NVR sits inside your villa, the drives are your drives, and the admin profile is handed to you on day one. We hold zero back-door access once commissioning is signed off. If you ever cancel the service contract, nothing changes on the NVR side, and your thirty-one-day retention carries on exactly as it did.

Can I cancel the service contract and keep the system?

Yes. The hardware is yours at payment, and the service contract only covers annual maintenance, firmware updates and emergency callouts. Cancel at any notice period and the NVR, cameras, Ajax hub, ZKTeco reader and locks keep working on local control. Dubai Police SHS continues on its own e& contract, which is billed directly to you, not through us.
