We start with your DEWA bill, not your wiring. The first visit is a free site survey where we pull your last 12 months of DEWA or Empower statements, identify which summer slab you crossed, and benchmark the villa against neighbours on the same community meter. We name the three biggest AC offenders by room. The Meadows villa that went from AED 4,500 to AED 2,700 on its August bill is a real case. Per-room scheduling moved it there, not magic. You get a projected kWh saving in writing before we quote.

Then we walk the house with you. The engineer checks wall-box depth on every switch, confirms whether a neutral wire is present behind each plate, surveys each AC unit room by room to see which are split, which are ducted and which sit on an Empower or Tabreed fan coil. We note west-facing rooms that cook after 2pm, majlis orientation for scene design, and whether the guest wing has its own zoning. If you rent, we draft the landlord consent letter. If the villa is in a compound, we prepare the NOC for Emaar, Nakheel or DAMAC.

How to cut your Dubai cooling bill with smart climate control.

Six steps most Dubai villas can do inside a single installation visit.
  1. Set every AC to 24 degrees Celsius as the default.
    UAE.S 5010-1 builds a 20-degree hardware floor into every compliant AC unit in the country. 24 is the recommended starting set-point and gives you the fastest payback before any other change.
  2. Install a smart thermostat per room, not one for the whole villa.
    Per-room scheduling typically adds 15 to 25 percent savings on the cooling load because unused rooms stop being cooled. If you are on Empower, ask for an FCU-compatible thermostat like Tado X or Salus iT600.
  3. Replace the wall switches with dimmable smart switches on dimmable LED fittings.
    The Dubai Lamp mandate already covers your bulbs. You add the control. Dimming and scene-based lighting cuts another 20 to 30 percent off the lighting load in an average villa.
  4. Tie your motorised curtains to the west-facing sun.
    Close at 1pm on west-facing rooms. Open at 6pm once the sun drops. A Dubai summer behind closed shades is two to three degrees cooler than the same room with the glass exposed.
  5. Enable away mode every time the family leaves the villa.
    AC to 27, lights off, outdoor lighting on sunset tracking, guest wing off if no guests are registered. This is the single biggest saver across August travel months.
  6. Measure with a DEWA savings dashboard from day one.
    Baseline your last 12 months before the install. Compare month against month from month two onwards. If the numbers are not moving, your schedules need tuning, not your hardware.

Dubai Law No. 26 of 2007, Article 19 requires permission for any alteration to the fixed electrical installation. Smart bulbs, plug-in hubs and Sensibo controllers do not need permission. Will the system still work when the Wi-Fi goes down?

Yes on wired platforms, and mostly yes on Matter over Thread. KNX and Lutron run on a dedicated wired control line that does not need Wi-Fi at all. Matter over Thread keeps local scenes and schedules running when the internet drops. Keypads on the wall still work. Cloud-only controllers are the exception, which is why we avoid them on villa installations where the internet is not reliable.

How long does a full villa installation take?

What if I rent — do I need my landlord's permission to install smart switches?

Does the system replace my Hassantuk fire alarm?

No, and it must not. Every Dubai villa has carried a mandatory Hassantuk fire alarm since 1 January 2024, reinforced by Dubai Law No. 4 of 2025. Our smart lighting and climate system sits alongside Hassantuk through clean zone signals, never over the top of it. If a smart scene ever conflicts with a fire signal, Hassantuk always wins. We document this in the handover folder.

Does Google Nest thermostat work on an Empower fan coil unit?

Yes, with the right wiring. Your fan coil is your equipment, so a Nest or Ecobee thermostat replaces the dumb wall controller on it without Empower approval. We do not promise a zero bill, because the capacity charge Empower bills under Executive Council Resolution No. 6 of 2021 is fixed at AED 750 per refrigeration ton per year. We do promise a 25 to 35 percent drop on the consumption half of the bill after per-room scheduling.

Does Sensibo work with a Daikin split AC in Dubai?

Yes, in about five minutes. Sensibo Sky and Sensibo Air both learn the IR remote on any Daikin, LG, Mitsubishi or Carrier split AC sold in the UAE. Can I set a temperature floor the maid cannot override?

Yes. The app sets a minimum set-point that the wall keypad will not go below. If you set 22 degrees as the floor when the family is away, the maid's keypad shows 22 as the coldest option and the compressor stops running at 18. Occupancy sensors tell the guest wing it is empty when no guests are staying. This is the single most requested feature from owners who travel in August.

Can I control the villa AC from outside the UAE?

What is the difference between a smart thermostat and a smart AC controller?

A smart thermostat replaces the wall controller and talks directly to the AC hardware, typically over low-voltage wiring. A smart AC controller sticks next to the AC and copies the IR remote. Thermostats suit ducted villas, Empower fan coils and hotel-style systems. IR controllers suit split ACs where you rent, do not want to wire anything, or want the kit to move villa with you.

How do I pre-cool the villa before the family arrives?

Apple Home, Google Home and the Sensibo or Tado apps all support location-triggered scenes, so pre-cool fires when you leave the school gate or when the Salik tag reads. Do your products carry ECAS certification and TDRA type approval?

Yes, on every switch, dimmer, thermostat and hub we fit. ECAS is the UAE product safety certificate issued by MOIAT. TDRA type approval covers every radio device sold legally in the country. We refuse any kit that does not clear Dubai customs on its own paperwork. This is the difference between a proper installation and a bag of switches nobody can warranty.

Do you install Z-Wave on the UAE 868 MHz frequency, not the US 915 MHz?

Yes, 868 MHz only. The UAE permits the European Z-Wave frequency at 868 MHz. US 915 MHz Z-Wave hardware sold on Amazon.com is technically illegal to operate here. We stock European-variant Z-Wave only and refuse US imports on supply. Same rule for Zigbee on consumer kit that is not TDRA approved.

Can you retrofit a smart home into a pre-2010 villa without a neutral wire?

Yes, with the right switch family. Lutron Aurora, Aqara H2 EU no-neutral variants and certain Legrand modules work on a two-wire loop, which is common in older Jumeirah, Umm Suqeim and Satwa villas. How do you work with Empower for the Energy Transfer Station e-NOC?

Only when the installation touches the Energy Transfer Station itself, which is rare. The ETS, its valves and the primary pipework belong to Empower and require an e-NOC before any change. Thermostats sit on the villa side of the ETS on your fan coil, which is your equipment, so no Empower filing is needed. If a real ETS change is required, we apply on your behalf.
