We start with your DEWA bill, not your wiring. The first visit is a free site survey where we pull your last 12 months of DEWA or Empower statements, identify which summer slab you crossed, and benchmark the villa against neighbours on the same community meter. Set every AC to 24 degrees Celsius as the default.
UAE.S 5010-1 builds a 20-degree hardware floor into every compliant AC unit in the country. 24 is the recommended starting set-point and gives you the fastest payback before any other change.
Install a smart thermostat per room, not one for the whole villa.
Per-room scheduling typically adds 15 to 25 percent savings on the cooling load because unused rooms stop being cooled. If you are on Empower, ask for an FCU-compatible thermostat like Tado X or Salus iT600.

Yes, if you either keep the kit reversible or get your landlord's written consent first. Dubai Law No. 26 of 2007, Article 19 requires permission for any alteration to the fixed electrical installation. Smart bulbs, plug-in hubs and Sensibo controllers do not need permission. Can I take my smart home kit with me when I move villa?

Yes, on reversible installations. Sensibo AC controllers, Aqara plug-in hubs, HomePod minis, Philips Hue bulbs and Aqara H2 EU switches all come off the wall and travel. Wired Lutron, KNX and Control4 installations stay with the property because they are wired into the main electrical panel. We build reversible kits for tenants so every tenant installation moves with you.

Will the system still work when the Wi-Fi goes down?

Yes on wired platforms, and mostly yes on Matter over Thread. KNX and Lutron run on a dedicated wired control line that does not need Wi-Fi at all. Matter over Thread keeps local scenes and schedules running when the internet drops. Keypads on the wall still work. Cloud-only controllers are the exception, which is why we avoid them on villa installations where the internet is not reliable.

How long does a full villa installation take?

A two-bed apartment starter is a single day. A four-bed villa retrofit runs three to five working days. A full Lutron RadioRA 3 villa with eight dimmers and four keypads is usually complete in a week. A Palm Jumeirah HomeWorks QSX and Ketra estate fit runs two to three weeks with a commissioning visit on the final afternoon. We work around family life and never cut the power for longer than necessary.

Do you serve Palm Jumeirah, Emirates Hills, Arabian Ranches, Dubai Hills, Jumeirah Golf Estates and JVC?

Yes. We install across Palm Jumeirah, Emirates Hills, Arabian Ranches, Dubai Hills, Jumeirah Golf Estates, The Meadows, The Springs, Jumeirah, Al Barari, Downtown Dubai, Business Bay, Dubai Marina, JLT, JVC and Dubai Silicon Oasis. The engineer who surveys your villa is the same one who commissions the final handover. No outsourcing to a sub-contractor in another emirate.

What if I rent — do I need my landlord's permission to install smart switches?

Yes for wired switches. Dubai Law No. 26 of 2007, Article 19 prohibits alterations to the fixed electrical installation without written landlord consent. We send your landlord a two-paragraph letter that confirms no structural change is made and that we will reinstate the original switches at move-out at our cost. Most landlords sign within a day. For tenants we only fit reversible kit.

Does the system replace my Hassantuk fire alarm?

No, and it must not. Every Dubai villa has carried a mandatory Hassantuk fire alarm since 1 January 2024, reinforced by Dubai Law No. 4 of 2025. Our smart lighting and climate system sits alongside Hassantuk through clean zone signals, never over the top of it. If a smart scene ever conflicts with a fire signal, Hassantuk always wins. We document this in the handover folder.

Does Google Nest thermostat work on an Empower fan coil unit?

Yes, with the right wiring. Your fan coil is your equipment, so a Nest or Ecobee thermostat replaces the dumb wall controller on it without Empower approval. We do not promise a zero bill, because the capacity charge Empower bills under Executive Council Resolution No. 6 of 2021 is fixed at AED 750 per refrigeration ton per year. We do promise a 25 to 35 percent drop on the consumption half of the bill after per-room scheduling.

Does Sensibo work with a Daikin split AC in Dubai?

Yes, in about five minutes. Sensibo Sky and Sensibo Air both learn the IR remote on any Daikin, LG, Mitsubishi or Carrier split AC sold in the UAE. The controller sticks to the wall with double-sided tape or sits on a shelf. No wiring, no landlord approval, no loss of remote function. We use Sensibo on every tenant installation and on starter villa kits.

Can I set a temperature floor the maid cannot override?

Yes. The app sets a minimum set-point that the wall keypad will not go below. If you set 22 degrees as the floor when the family is away, the maid's keypad shows 22 as the coldest option and the compressor stops running at 18. Occupancy sensors tell the guest wing it is empty when no guests are staying. This is the single most requested feature from owners who travel in August.

Can I control the villa AC from outside the UAE?

Yes, from any country with an internet connection. Apple Home, Google Home and the Sensibo, Lutron, Tado and Ecobee apps all work over 4G, Wi-Fi or hotel Wi-Fi. You can check humidity in the master bedroom from London, pre-cool the villa before your flight lands in Dubai, or set away mode from the departure gate. We test this on every handover before we leave.

What is the difference between a smart thermostat and a smart AC controller?

A smart thermostat replaces the wall controller and talks directly to the AC hardware, typically over low-voltage wiring. A smart AC controller sticks next to the AC and copies the IR remote. Thermostats suit ducted villas, Empower fan coils and hotel-style systems. IR controllers suit split ACs where you rent, do not want to wire anything, or want the kit to move villa with you.

How do I pre-cool the villa before the family arrives?

Tell the system your usual pickup time and let it start cooling 15 to 30 minutes before. Apple Home, Google Home and the Sensibo or Tado apps all support location-triggered scenes, so pre-cool fires when you leave the school gate or when the Salik tag reads. A four-bedroom villa drops from 28 to 22 degrees in about 25 minutes on a standard split AC setup.

Can I get tunable white lighting in the majlis like Ketra or Lutron?

Yes. Ketra D3 and S38 downlights run on Lutron HomeWorks QSX and deliver warm candlelight to bright daylight on one switch, which is the right answer for a majlis. Philips Hue White Ambiance is the mid-range equivalent at retrofit price. For a budget warm-and-dim finish, Aqara T1 downlights do the job. We specify Ketra in Palm Jumeirah and Emirates Hills majlis and cinema rooms most often.

Does the system work with Apple Home, Google Home and Alexa?

Yes on day one, on every installation. We commission Apple Home, Google Home and Alexa before we leave the villa. Matter-certified kit shows up in all three platforms without bridging. Lutron, KNX and Control4 each bridge through their official integrations. You do not pick a platform on the quote; you pick whichever one your family already uses.

How does KNX compare to Lutron, Control4 and Crestron for a Dubai villa?

KNX is the wired open standard used in most large Dubai villa new-builds in Emirates Hills, Palm Jumeirah, Jumeirah Islands and Al Barari. It runs on a dedicated bus cable laid during construction and works without Wi-Fi. Lutron RadioRA 3 and HomeWorks QSX are stronger on lighting scenes and keypad design. Control4 is the integrator choice for blended audio, video and control. All four work in Dubai; KNX is the most common on new builds.

Can I tie the motorised curtains to the 4pm west-facing sun problem?

Yes, with a sun-tracking schedule or a light sensor. Somfy and Lutron motorised curtains close automatically when the sun hits a west-facing room from around 1pm, then reopen at 6pm once the sun drops. A Dubai summer behind closed shades is two to three degrees cooler than the same room with the glass exposed. We set this as part of the Away and Away Warm scenes.

Do you handle the Emaar, Nakheel or DAMAC compound NOC?

Yes, at no extra cost on the installation quote. We draft the NOC paperwork for Emaar, Nakheel, DAMAC, Dubai Holding and Meraas compounds, submit it with the villa drawings and the equipment list, and follow up until the sign-off lands. Most compounds turn it around in 3 to 10 working days. We do not start wiring until the NOC is in hand.

Do your products carry ECAS certification and TDRA type approval?

Yes, on every switch, dimmer, thermostat and hub we fit. ECAS is the UAE product safety certificate issued by MOIAT. TDRA type approval covers every radio device sold legally in the country. We refuse any kit that does not clear Dubai customs on its own paperwork. This is the difference between a proper installation and a bag of switches nobody can warranty.

Do you install Z-Wave on the UAE 868 MHz frequency, not the US 915 MHz?

Yes, 868 MHz only. The UAE permits the European Z-Wave frequency at 868 MHz. US 915 MHz Z-Wave hardware sold on Amazon.com is technically illegal to operate here. We stock European-variant Z-Wave only and refuse US imports on supply. Same rule for Zigbee on consumer kit that is not TDRA approved.

Can you retrofit a smart home into a pre-2010 villa without a neutral wire?

Yes, with the right switch family. Lutron Aurora, Aqara H2 EU no-neutral variants and certain Legrand modules work on a two-wire loop, which is common in older Jumeirah, Umm Suqeim and Satwa villas. We check wall-box depth and wiring on the free site survey before we quote. If a neutral run is required, we price it into the quote; we do not come back later with a surprise invoice.

Can you integrate with my existing Daikin, LG, Carrier or Mitsubishi AC?

Yes. Sensibo Sky and Sensibo Air learn the IR remote on every major split AC sold in the UAE. For ducted and multi-split systems, we use the manufacturer's own smart controller where one exists, such as Daikin Madoka for Daikin ducted systems. For Empower and Tabreed fan coils, we use Tado X or Salus iT600 with valve actuators for genuine per-room zoning.

How do you work with Empower for the Energy Transfer Station e-NOC?

Only when the installation touches the Energy Transfer Station itself, which is rare. The ETS, its valves and the primary pipework belong to Empower and require an e-NOC before any change. Thermostats sit on the villa side of the ETS on your fan coil, which is your equipment, so no Empower filing is needed. If a real ETS change is required, we apply on your behalf.

What happens when something breaks — who fixes it?

We do, the same day on critical faults. Our 12-month AMC covers programming changes and hardware call-outs. The team that installed the villa answers the call. We do not bill AED 300 per visit to move a scene or add a guest wing routine, which is the Control4 model most villa-owners have suffered through. Out of AMC, we quote before we travel.

Do you offer an annual maintenance contract and what does it cover?

Yes. The 12-month AMC covers two scheduled health checks, all programming changes, firmware updates on every device, and same-day response on critical faults such as a thermostat offline or a keypad unresponsive. Hardware replacement under manufacturer warranty is covered; out-of-warranty hardware is quoted transparently. The AMC is included on estate-grade installations and optional on everything else.

How do you measure the DEWA savings after installation?

We baseline your last 12 months of DEWA or Empower bills on the first visit, then install a DEWA savings dashboard that reads every room, every AC and every light in real time. From month two onwards you see kWh and AED, this month against the same month last year. If the savings do not show, we tune the schedules, not your hardware. It is a dashboard, not a sticker.
